How this was worked out
- We used Gillespie County Appraisal District parcels and kept private tracts of 15 acres or more. Government, school, church and other institutional owners were excluded.
- We kept land with residential zoning (City of Fredericksburg zoning, 2022): R-1, R-2, R-4 or PUD. Commercial, industrial and public zones were excluded.
- We removed flood-prone land using the Texas Water Development Board 2024 flood hazard areas and creek buffers. The flood-free areas above are what remains.
- Capacity assumes about 3.5 homes per acre.
Limitation: a 23-acre Walmart parcel on E Main St (zoned PUD) also passed these filters and still appears on the map. It is an operating store, not a building site. Utilities and slopes were not checked.
